Buying land

I am interested initially in purchasing land that can be represented by at least 1 pixel
on the MCS map. The land must come with a deed legally enforced in the jurisdiction.
Smaller parcels are preferred. The price range sought is 100 Erb per pixel. I am interested
primarily in land in nations that do not have much risk of border changes.

Quite a low price, I think. If you become a citizen of many micronations, they will give you power over land - Shireroth's feudal-federal system, Aryasht's provincial governors, etc.

The Government of Hurmu is able to let you lease land, with full jurisdiction and administration over the land, in northern part of Lontinien with following conditions: minimum leasing 40 pixels, maximums 70 pixels. Price is at 400 florins per pixel and Gregorian year.

Sindre, I would be interested in purchasing a lease one pixel for 200 florins, oceanfront preferred, leasehold ( http://en.wikipedia.org/wiki/Leasehold ) for 1 Gregorian year, with the right to sell the lease to a third party, since this company will be purchasing land with the intent to re-sell it at a later time. I would purchase more except for the risk, since this is a new endeavor. As for taxes or anything political, this company is not interested in that (or else it would be going the route Vilhelm suggests). This does not exclude, however, the possibility that we might sublease a property for a variety of purposes until it is sold, to generate profit.

One pixel is too small. I can agree to 10 pixels at the smallest. Since such lease would require legislative necessities, it is better for the State if the lease is considerate so persons can avoid unnecessarily going onto it. The price of 400 florins per pixel was calculated on a lease of larger terms. Unfortunately, due to administrative and legal burdens, and gaining compension for the lease, the lowest price I can offer at the 10 pixel area is 530 florins per pixel.

A single pixel is indeed 144 sq km. It is quite a lot of land and one could even make
a mini-map of just that one pixel's area that contains quite a lot of things.

M. Lucius, what are the coordinates of this pixel, and what, if any, are the land usage requirements?
For instance, if I did not want to use the land for agriculture, would that be allowed?

You can use it for everything you like, but if you want to build huge skyscrapers it would cost you an extra 100.

I see that the pixel is on a border. Therefore, half of it belongs to your nation, and half of it to the neighboring nation, unless that neighboring nation and your nation have defined and agreed on a border that is different. It is not possible to tell the exact border unfortunately because of the black color. Not to say that it is not good land, but to save time we are only interested in pixels that are not located on borders, at least at this time. Thank you for your offer, and if there are any other pixels you wish to sell, please let us know.

Please provide us a map showing that the pixel is not directly on a border, as we
are likely to consider a purchase if it is not; however, we request that the fee to
build skyscrapers be removed. This is because the pixel in question is not oceanfront,
therefore no fee is needed to sufficiently cover the cost of hurricane insurance
for us and our tenants. Thank you.

What are the coordinates of the general area of the pixel? These you
can find on the MCS map itself, along the edges of the political version
of the map.

It checks out. I intend to hopefully purchase it for the 600 plus 50 erb fee, in exchange
for the deed with no restrictions on land use, a deed which will be titled to the company.
Please present the deed so that it can be signed, and then, assuming my lawyers check
it out and find it fine and tell me I can sign it and I do, I will send you the payment.
